A new Strategic Housing Development planning application has been lodged with An Bord Pleanala for the site locally known as the Vincent Byrne site in Palmerstown Village, just beside the N4. Permission was previously refused on this site when the application was deemed to be inappropriate for the village setting. The new application by developer Randalswood Ltd consists of 250 build-to-rent 1- and 2-bed apartments with 125 parking spaces, a café, gym and cinema room.
People Before Profit councillor Madeleine Johansson commented: “The new plans for this site has a reduced number of apartments but there are still major issues of concern. The scale of this development is still too big for the village setting with one of the blocks being 8 stories, well above the limit of 3 stories which is outlined in the Development Plan. I also have concerns in relation to private outdoor space which in many units is well below the minimum guidelines.”
Gino Kenny TD added: “I have serious concerns about ‘build-to-rent’ developments where developers are looking to charge extortionate rents to make big profits, without any regards for the local community. Residents will have at least 5 weeks to make submissions to the application and I would urge people to do so. I am concerned about developers using the current public health crisis to try to keep these kind of applications under the radar because communities are not able to organise themselves as they normally would.”
